CM Land Development LLC is a premier boutique design & build company focusing on luxury waterfront residences. We are a family operated business that puts our clients at the forefront of everything we do. Our goal is to create a home that is fully turn-key and ready for move-in. From design conception, through construction, furnishing and decorating, we execute every detail. We pride ourselves in running a fully transparent process that is tailored to meet our clients’ expectations.

Our commitment

Firstly, from the design inception stage, we can be as fully engaged or as minimally involved as the owner prefers.

We can create concepts based on client input and feedback, act as advisors by offering suggestions along the way, or simply execute the ideas you present to us. We are happy to be as involved as you want us to be.

Once the design is finalized, we will collaborate with you on developing a comprehensive budget. With our deep knowledge of implementation costs, we can efficiently deliver your project from inception to a Certificate of Occupancy (C of O) and ensure a smooth, timely, turn-key move-in.

After the architectural plans are developed, we will take full responsibility for managing the permitting process. Having worked extensively in many cities, we are familiar with the process and have established relationships with various inspectors and reviewers. It’s worth noting that the permitting process can be time-consuming and challenging, but we handle this on your behalf to save you the aggravation.

Once your project commences, you will receive a constant, steady flow of updates and information. Among all that we do well, we pride ourselves most on being honest, transparent, and excellent communicators. To support this, we have implemented a fully transparent process for owners.

  • Owners will routinely receive:

    • Detailed budget spreadsheets covering every cost item, including labor and materials.

    • Comprehensive cash flow analyses (CFAs) showing where every dollar goes, along with reconciliations of the same.

    • Full documentation of competitively obtained sub-contracts, where applicable.

    • Detailed bank statements accounting for all payments made, aligned with the CFA spreadsheets.

    • Lien releases for payments made to any sub-contractors or material suppliers.

    • Timely communication and frequent updates on the progression of the project.

    • Advance requests for upcoming draws to prevent last-minute surprises.

    • Direct access to us (as business owners) to answer or explain anything at any time.

    Additionally, expect to see us onsite. We are fully invested in our projects—whether they are for ourselves or for our clients—so you can count on our active presence.
